By accessing or using My Quarters's platform, website located at myquarters.ca, or mobile application ("Platform"), you acknowledge that you have read, understand, and agree to be bound by these Terms of Use and our Privacy Policy. These Terms of Use constitute a legally binding agreement between you and My Quarters Inc.
The Platform offers services including rent reporting, property listings, credit reports, property marketing, application and screening, tenant communication, digital lease execution, payment processing, credit building, rewards programs, and integration with property management tools.
You must be at least 18 years of age and capable of entering into legally binding agreements to use the Platform. My Quarters reserves the right to modify these Terms and to limit availability of Services to any geographic area at its sole discretion.
When you create an account, you must provide accurate and current profile information. Any activities that occur under your account are your responsibility. Failure to maintain accurate account information may lead to suspension or termination.
To use My Quarters's services, you must be an individual of legal age or a legally recognized entity with the capacity to form binding contracts, and a valid Canadian mailing address is required. By using our services, you agree to periodic eligibility verification.
By signing up, you authorize us to validate your identity, which may include checking third-party databases. My Quarters serves as a facilitative platform connecting landlords with potential tenants. We are not a party to any rental agreement formed between users.
My Quarters uses a third-party processor for all financial transactions and is not responsible for payment delays, errors, or failures caused by such processors. My Quarters charges a non-refundable service fee for each transaction, collected at the time of the transaction.
No Reversals or Refunds. Once a payment is made, My Quarters offers no reversals, refunds, or chargebacks. All transactions are final.
Recurring Payments. You authorize My Quarters and our vendors to initiate recurring debit and credit entries to your accounts. This authorization continues until all outstanding balances are paid.
Users are solely responsible for maintaining sufficient funds or credit to complete transactions and for determining and fulfilling any tax obligations related to their transactions.
Quarters may display in your account certain points, credits, bonuses, or similar units (collectively, "Points"). Points are a unit of account within the Quarters platform only. Points do not represent a bank deposit, do not accrue interest, are not insured, and have no cash or independent monetary value on their own. Any monetary benefit only arises if and when Quarters converts Points into an actual payment in connection with an eligible housing-related transaction.
Earning. Points are earned only when Quarters successfully receives and recognizes an eligible transaction through your connected bank account or another supported source. The number of Points awarded for any transaction, and which transactions qualify, are determined by Quarters at its discretion. Quarters may set minimum thresholds, exclusions, or caps, and may reverse Points if a transaction is reversed, refunded, or found to be ineligible.
Redemption. Points can only be redeemed through the Quarters platform and only for housing-related purposes — such as lease deposits, rent payments, housing-related closing costs, down payments, or other forms of housing support described in the app. Quarters is not obligated to redeem Points for any non-housing purpose or to pay cash directly to you. Any associated monetary benefit will be paid to third parties such as landlords, property managers, or closing agents on your behalf.
Delivery. Quarters may apply the monetary value associated with your Points either as a single lump sum at the time of an eligible transaction, or as a series of periodic contributions over time. All timing remains subject to Quarters' final approval and any required verification steps.
No Withdrawal Right. The display of Points in your account does not give you any right to withdraw cash or demand that Quarters make a payment. Any cash value is conditional and only arises when Quarters actually converts Points and instructs payment to a third party.
Account Closure & Forfeiture. If you close your account, any unredeemed Points will automatically expire. If Quarters suspends or terminates your account due to fraud or material breach, all unredeemed Points will be forfeited immediately.
Quarters may modify, suspend, or terminate any rewards programs at any time. You are solely responsible for any tax consequences arising from receiving or using Points.
When using My Quarters, you must adhere to all applicable laws and ethical guidelines. Discriminatory, harmful, or fraudulent activities are strictly prohibited. My Quarters grants users a limited, revocable, non-exclusive license to access and utilize the platform.
Unauthorized uses include but are not limited to: removing proprietary notices; using automated devices to scrape or copy content; posting false or misleading information; reverse engineering any part of the Platform; selling or transferring any portion of the Platform; or using the Platform for unauthorized advertising or spam.
The Services and all content — including graphics, data, and software — are proprietary to My Quarters, its affiliates, and/or third-party licensors, fully protected under Canadian, United States, and international copyright and trademark laws. Unauthorized use, reproduction, or distribution of any content is strictly prohibited.
All users are granted a limited, nontransferable license to access My Quarters's platform content for personal use related to My Quarters services. Redistribution or modification is prohibited.
"User Content" refers to all content uploaded by a user to the platform, including property data, financial information, and images. Users are solely responsible for their own User Content. You represent that all User Content is accurate, current, and does not infringe upon any third-party rights.
By uploading User Content, you grant My Quarters a nonexclusive, irrevocable, royalty-free license to use such content for the operation of the platform. My Quarters has full authority to remove or decline to post any User Content that violates the terms of this Agreement.
You agree to indemnify My Quarters and its affiliates, officers, directors, agents, and employees from any claims, damages, or losses — including legal fees — arising from your use of our Services, breach of this Agreement, violation of any third-party rights, or claims arising from User Content or disputes between users.
My Quarters, its affiliates, and officers shall not be liable for any indirect, consequential, special, or punitive damages arising from the use of our Services, even if My Quarters has been advised of the possibility of such damages.
Cap on Liability. Our total liability to you shall not exceed the greater of $100 or the aggregate amount you've paid to My Quarters in fees over a one-month period.
The Services are provided "as is" and "as available" without any express or implied warranties. My Quarters does not guarantee that access to our Services will be uninterrupted, timely, secure, or error-free.
This Agreement is governed by the laws of the Province of Ontario, Canada. All disputes arising under or in relation to this Agreement shall be resolved exclusively through binding arbitration in Toronto, Ontario, in English. The decision of the arbitrator shall be final and binding on all parties.
Either party may seek injunctive or other equitable relief in a court of competent jurisdiction in Ontario for matters related to intellectual property, confidential information, or any violation that would cause irreparable harm.
My Quarters reserves the right to terminate this Agreement or suspend a User's access to the platform for any reason, including breach of this Agreement, without prior notice. Upon termination, My Quarters has no further obligations to the User except as explicitly stated herein.
Users may terminate this Agreement by discontinuing use of My Quarters's services and canceling any active subscriptions. Termination by the User does not entitle them to refunds for any transaction fees or used services.
Eligibility. Available to all registered Canadian users who are legally adults in their province or territory of residence and have linked their bank account and maintained an active subscription for at least one month.
Bonus Credits. Subscribers may be eligible to receive $1,000 CAD in bonus credits. These are locked during the first month and unlock in the second month for use toward purchases or leases on the platform. Bonus credits are not applicable for ongoing monthly rent payments.
Monthly Sweepstakes. Participants may enter by paying rent through the platform and redeeming a lottery ticket for 10 credits (one ticket per period). A monthly draw awards one participant a rent credit of up to $1,000 CAD.
Year-End Grand Prize. At the end of the calendar year, one participant who entered at least three monthly sweepstakes may receive a rent credit of up to one year's rent, capped at $20,000 CAD, disbursed over the course of the year.
All decisions made by My Quarters regarding sweepstakes are final and binding. My Quarters reserves the right to modify, suspend, or cancel any sweepstakes at any time.
By connecting your bank account, you confirm that you understand and agree to the data access, sharing, and usage policies outlined in our Privacy Policy. You acknowledge that some data shared for financial product recommendations may not be anonymized.
Beta Terms. By connecting your bank account during the beta phase, you acknowledge that the platform is in testing and features may change. Your feedback is encouraged. Data handling during the beta phase will comply with these terms, but new features may impact how data is used.
Entire Agreement. This Agreement represents the entire understanding between the User and My Quarters and supersedes any prior agreements.
Assignment. Users may not assign or transfer their rights or obligations under this Agreement without prior written consent of My Quarters.
Waiver & Severability. Failure by My Quarters to enforce any provision does not constitute a waiver of future enforcement. Invalidity of one provision does not affect any other provision.
Force Majeure. My Quarters is not responsible for any failures in performance due to circumstances beyond its control, such as natural disasters, government actions, or network failures.
Changes. My Quarters reserves the right to amend these terms at any time. Amendments are effective immediately upon posting. Continued use of the platform implies acceptance of updated terms.
